Common Elements

What are common elements in an HOA?

Common elements are the shared parts of a community that all homeowners have access to and collectively fund. These typically include roads, green spaces, pools, gyms, clubhouses, and structural components of condos, such as roofs or foundations.

Why are common elements important?

They are central to the value and appeal of association living, but they require consistent maintenance. The condition of common elements affects home values, resident satisfaction, and overall safety. Managing them well is one of the board’s most significant responsibilities.

How can you use “common elements” in a sentence?

With all the dog poop in the park, it feels like no one feels a shared responsibility for our common elements.
