The Resale Documents page in PayHOA for Maple Ridge HOA. A new resale order for Unit 18 arrives with its due date. A board member submits the order for review; it moves to Ready for review and then to Completed, and the board is emailed.

Nothing. Title companies and lenders buy the resale documents, and the fee is charged at closing as a document fee.

A title company, lender or agent orders the documents through HomeWiseDocs, PayHOA’s resale partner. Your admins get an email, and the order appears in Resale Documents with the unit’s balance and violations filled in. Confirm those and the assessments, upload anything missing and submit the order for review. PayHOA’s team reviews it and marks it completed.

Yes. PayHOA’s team reviews every order before it’s completed, and emails you with details if an update or an extra file is needed.

Your governing documents (articles of incorporation, bylaws, CC&Rs, rules and regulations), the annual budget and financial statements, insurance declarations, meeting minutes, the reserve report, current litigation and your welcome packet, plus confirmation of the unit’s balance, violations and assessments. The documents required can vary from order to order.

Both come up when a home sells, and they’re often ordered together. An HOA estoppel certificate is a snapshot of the seller’s account. It confirms what’s owed in dues, fees, and special assessments, and whether there are open violations, so the title company knows what to collect at closing. Resale documents are the broader package for the buyer, like your CC&Rs, bylaws, budget, financials, and insurance. Names and requirements vary by state.

Yes. When you enroll, add the transfer fees or dues you want collected from new owners at closing, and the address where the payment should go. An unpaid balance can be marked as paid at closing on the order.

Yes. Every admin is emailed when a resale order comes in, gets a reminder two days before it’s due if it’s still in progress, and is emailed again when it’s completed.

Update them anytime in the Documentation tab of Resale Documents, like new minutes, financials or insurance declarations, so the next order uses the current versions.

Because most of your data, financials and documents are already in PayHOA, your association can usually be set up in a day or two. Occasionally PayHOA may reach out to the board for a missing document or report.
