Limited Common Elements

What are limited common elements?

Limited common elements are shared areas in an association that are reserved for the use of one or a few units. These might include balconies, assigned parking spaces, or shared stairwells. They are technically owned by the association but are maintained or accessed by designated owners.

Why are limited common elements important?

They can be confusing if not clearly defined. Knowing who is responsible for upkeep and who gets to use them helps avoid neighbor disputes and ensures fair use, budgeting, etc.
