Community work never clocks out. Now your help doesn’t either.
You volunteered to serve your community, not take on a second job on evenings and weekends. But bank statements still need reconciling before the next board meeting, homeowner messages still come in after dinner, and someone still has to dig through your governing documents for answers. Gable, your HOA’s AI assistant, is here to help with all of that.
Ask any question. Get answers you can check.
Gable searches your documents, your data, and the web when it needs to, and shows its sources every time. Find a clause on page 40 of the CC&Rs, see how your finances compare with similar communities, or track down an invoice nobody remembers voiding.

Gable can make mistakes — double-check important info.
Backyard fences can be up to 6 ft. Front-yard fences are capped at 4 ft. Any new fence needs Architectural Committee approval before it goes up, and materials must be wood, vinyl, or wrought iron.

- Pulled January–September income, expenses, and collections
- Searched the web for 2026 benchmarks for HOAs your size
- Compared your numbers on 4 key measures
You’re in better shape than most communities your size. Collections and reserve funding beat the benchmarks. Two lines need a look: management and admin costs are running high, and insurance is up 22% from last year.
| Measure | Maple Ridge | Benchmark | |
|---|---|---|---|
| Collection rate | 96.4% | 93–95% | Better |
| Reserve funding, % of budget | 14% | 10–15% | On track |
| Management & admin, % of costs | 19% | 12–15% | High |
| Insurance vs. last year | +22% | +10–15% | High |
Yes, 2 units were missed, worth $2,280 in dues. Every other unit has all of its 2026 invoices.
- Unit 52New owner in March, never added to the dues schedule$1,995
- Unit 8June invoice voided and never reissued$285
Move them to a prepaid assessments account. Dues count as income in the period they cover, not the period you collect them. At year-end, the $26,505 comes out of 2025 income and sits as a liability. On January 1, it becomes 2026 income.
| Date | Account | Debit | Credit |
|---|---|---|---|
| Dec 31, 2025 | 4000 Assessment Income | $26,505 | |
| 2300 Prepaid Assessments | $26,505 | ||
| Jan 1, 2026 | 2300 Prepaid Assessments | $26,505 | |
| 4000 Assessment Income | $26,505 |
If your 2025 books are already closed, check with your CPA before posting to a closed period.
Hand it any task. Even the complicated ones.
Describe the job the way you’d ask a colleague. Gable works through every step: it pulls the numbers, researches what it needs, drafts the documents, and lines up the next action. You review the finished work and approve it.
Gable reads five roofing quotes, lines up scope and warranty, flags two that leave out tear-off, checks each contractor online, scores them, and builds a PDF recommending Summit Roofing.
“Compare these 5 roofing quotes for the clubhouse and give me a PDF that shows which one is best and why.”
Gable finds seven units over $200 and 60 days past due, skips one on a payment plan, checks the state’s notice requirements, merges each balance into the letter, and sets up certified mail. You approve, and six letters go to Mail Room.
“Draft a final notice to all units with more than $200 past due for 60 days. It needs to follow our state’s HOA laws. Once I approve it, mail it certified to everyone.”
Gable projects 2026 actuals, applies a 2.7% Consumer Price Index (CPI) increase, uses the insurance renewal quote, compares reserves to the reserve study, and drafts a 2027 budget with three best-practice flags. You save it to Budgets.
“Use our 2026 actuals to build the 2027 budget. Include Consumer Price Index increases and flag anything that doesn’t line up with best practices.”
Gable pulls year-to-date activity, compares it with the same months last year, explains the four biggest differences, and builds a nine-slide deck. You send it to the board.
“Build a slide deck for my board meeting that covers all account activity year to date. Compare it to last year and summarize the differences.”
Gable works 24 hours a day, so you don’t have to.
Gable keeps up with the work that never stops. New requests are triaged with replies drafted. Bank transactions are categorized and transfers matched. Homeowners get answers in chat at any hour. Whenever you pick the work back up, you start with a short list to approve. This is community management on autopilot.

Transactions coded, transfers matched
Every night, Gable codes new bank transactions to your chart of accounts and pairs up transfers between your accounts, so money moving to reserves is recorded once, not twice.
- Coded to your own chart of accounts
- Transfers between your accounts paired up
- Nothing is posted until you approve it
Homeowners answered, day or night
With homeowner chat on, Gable answers from your governing documents and each homeowner’s own account. Anything that needs a decision goes straight to your team.
- Answers cite your governing documents
- Knows each homeowner’s own account
- Decisions go straight to your team
Every association runs a little differently…
Gable learns how yours does- 1We call homes “lots,” not units. Lot numbers match the plat map.

- 3Before any fine, check whether a courtesy notice went out in the last 30 days.
- Add an instruction…

Not without your say-so. Gable drafts replies, letters, reports, budgets, and transaction coding, and nothing sends, mails, posts, or changes until someone on your team approves it. The one exception is homeowner chat, if you turn it on: Gable answers homeowners’ questions from your documents and their own account, and passes anything that needs a decision, like a fee waiver, to your team.
From your community’s own information in PayHOA: your governing documents, financial records, and homeowner records. When a question needs outside context, like industry benchmarks, Gable also searches the web. Every answer shows where it came from, so you can open the source and check it yourself.
A general chatbot like ChatGPT only knows what you paste into it. Gable is built into PayHOA, so it already works with your documents, ledger, and homeowner records, and every answer shows where it came from. When you need a notice, report, or reply, Gable drafts it right in PayHOA, ready for you to review and send, instead of leaving you to copy, paste, and reformat. And there’s nothing to copy out of your records into an outside tool: Gable works where your records already live.
That’s exactly why every answer includes its source and every action waits for approval. You can verify an answer in a click, edit any draft before it goes out, and add an Instruction so Gable handles it the way you want next time.
No. Gable finds and cites what your documents and records say, and drafts work for you to review. When a task touches state rules, like a collections notice, Gable checks them as it drafts, but have your association’s attorney review anything with legal consequences.
No. Gable is built into PayHOA, so it already works with the documents, finances, and homeowner records you keep there. The more of your governing documents you’ve uploaded, the more it can answer. Autopilot, Instructions, Skills, and Workflows are there when you want them.
Gable AI comes switched on with every new PayHOA account, and your first 3 months after sign-up are free. After that, it’s billed the same way as your plan: $27 a month on the $54 monthly plan, or $24.50 a month on the $49 plan billed yearly. The price grows with your community’s size, and over 500 units and for management companies, it’s $0.27 per unit a month. Don’t need it? Turn it off from your subscription page.
Already a PayHOA customer? You get 3 free months of Gable too.
No. Gable takes the lookups, first drafts, and repetitive steps. Decisions, judgment calls, and relationships with homeowners stay with people. Think of it as fewer hours in the inbox, not fewer people.
Yes. Instructions tell Gable how your association works: what you call units, the tone for owner emails, rules to check first. Skills save a set of steps you can run anytime, and Workflows run them on a schedule or when something happens.

Hi Jordan, thanks for your request. Rear-yard fences up to 6 feet are allowed once the Architectural Committee approves them (Architectural Guidelines, p. 12). I’ve routed your plan to the committee and will let you know their decision.
